Property Management

Most of our clients are from outside of the Cleveland area, being out of state or out of country. Our Property Management often begins by assessing the property and its rent readiness. 

We manage the marketing and tenant acquisition process paying close attention to our specific tenant acceptance guidelines. It is especially important to have written tenant guidelines to avoid any potential fair housing violations.  We run credit reports and criminal background checks and verify the prospective tenants credentials and work history.

In some cases it makes sense to place Section 8 tenants through CMHA or Parma Public Housing.  We have extensive experience with this process.

Prior to placing a tenant, we will do rent ready assessments and make recommendations as to what we need to do to make the place "rent ready" Our Rehab Property Services team will step in and do any necessary work from cleaning and painting, to plumbing, electrical, and any needed exterior work.  

Tenants are placed in their own tenant portal so they can pay their rents and make service requests.  Our systems allow tenants to pay the rent online using a checking account, or at their nearest point of sale location such as 711 or CVS. This is especially useful for those who do not have checking accounts.

The owner will also have their own Owner's Portal, where financial reports and statements are available 24/7.  

Each month we pay the owners on or about the 10th of the month.

In the event of a non-paying tenant we manage the process of eviction and move out as necessary.
