Foreclosure Sale - Sheriff Sale

In Cuyahoga County, there is a sheriff sale held once a week. The sheriff is ordered to sell the property to the highest bidder, subject to a minimum bid. 

There are a few challenges and it can be a lot of work. In many cases there is no opportunity to see the property prior to a sheriff sale. Many properties are located in "war zone" neighborhoods, but there are also some gems to be found. The condition of the property is often unknown. There is a lot of pressure to make a quick decision on the day of the auction because it is now or never.

The buyer must bring a certain amount of cash usually 10% of the final bid, and the buyer must pay the balance within 30 days or be subject to loss of down payment and penalties. Buyers will typically be bidding against the bank who owns the mortgage, and often against professionals who attend the sale every week.
